Commercial real estate is a significant part of the U.S investment universe and has gained significant prominence in recent years as an important component of most institutional investment portfolios. The Commercial Real Estate Private Equity Fund (“the Fund”) is a two-semester sequence of courses that deals primarily with how to analyze, select and manage investments in privately held commercial real estate properties. If approved by the Investment Committee for the Fund, students will have the opportunity to invest funds raised from alumni and other donors in one or more commercial real estate properties. Depending on market conditions, investments in comingled investment vehicles like real estate investment trusts (REITs) can be considered too. As students evaluate potential investments emphasis will be placed on analyzing risk and expected returns and will include the understanding and application of market research, project financing, capital market conditions, securities laws, financial analysis, real estate asset management, professional ethics, and investor relations. As an interactive case-based experience, a significant portion of the learning in the course should come from the case-based exposure to real estate investment opportunities that students identify and from guest speakers that volunteer to present to the class. A significant portion of the student learning experience can also come from the process of raising capital from investors while learning and complying with applicable securities laws.
